In Tarragona, rent rises to €704.83 and only 583 contracts are signed: 93 candidates per available home

The average rent in Tarragona reached €704.83 in the last quarter of 2025 (+€50 year-on-year). The capital registers 583 contracts, almost half that of four years ago, with 93 candidates per dwelling.

The average rental price in Tarragona stood at 704.83 euros during the last quarter of 2025. This figure represents an increase of 50 euros compared to the same period last year.

The Tarragona capital registers the lowest figure of signed contracts in its history. Only 583 agreements were signed in the final months of 2025. This amount represents almost half of the records from four years ago.

Supply shortage drives up demand

The Rental Observatory counts 93 candidates for each available dwelling. The ratio was barely 13 applicants per apartment four years ago. The lack of product in the conventional market fuels this tension.

Marc Cornago explains that managing requests has become unviable due to volume. He receives up to 500 requests per listing. This saturation forces many professionals to move apartments internally. They do not publish them on open portals. This practice further reduces the visible supply and harms access to housing.

New construction housing is excluded from rent regulation in effect since the first quarter of 2024. Prices in this segment reach 1,200 or 1,300 euros. These figures raise the general statistical average and distort the perception of the real cost in the regulated market.

Reus maintains lower prices than the capital

Renting in Reus is approximately 150 euros cheaper than in Tarragona. The average price was 562 euros in the fourth quarter of 2025. This trend shows a reduction and is approaching the 561 euros recorded in mid-2023.

Maria Partal points out that rotation is minimal. Many owners opt to sell their properties or keep them vacant upon the expiration of current contracts. The price limitation discourages the initiation of new rentals in the city.

The evolution is not uniform throughout the province. Prices fell in Salou, Cambrils, Valls, Calafell, and Tortosa between the beginning of 2024 and the end of 2025. On the contrary, they rose in Amposta and El Vendrell during the same period.
