The average housing price in the province of Lleida rose by 10.6% year-on-year in the first quarter of 2026 and stood at 1,238 euros per square meter, the lowest value in Catalonia. Despite this rebound compared to the same period of the previous year, the quarterly evolution was slightly downward, with a decrease of 0.4% compared to the end of 2025.

Lleida continues with the lowest price of Catalonia

The Lleida demarcation thus maintains a price level clearly below other Catalan areas. The current value of the square meter is 26.1% below the historical maximum reached between 2007 and 2008. At the same time, it is 42.4% above the minimum registered after the market adjustment.

In the capital of Segrià, the average housing price stood between January and March at 1.366 euros per square meter. In year-on-year terms, that represents an increase of 6.8%, the most moderate among the Catalan capitals. If compared with the last quarter of 2025, there was also a setback, in this case of 0.6%.

The capital also remains far from its highs

In Lleida city, the current price is still 35.6% below its historical maximum. In contrast, it is already 43.8% above the minimum reached in the years of lowest value in the residential market. The data shows a contained recovery, with increases, but still far from the levels prior to the real estate crisis.

Mortgages lower than in the rest of Catalonia

The average amount of mortgages in the province of Lleida stands at 126,166 euros. This figure is lower than that of Tarragona and also remains below the national average, set at 164,729 euros.

The average monthly fee reaches 581 euros, the lowest in Catalonia. The level is similar to that of Asturias, with 584 euros, and that of Granada, with 589 euros. It is also clearly below the Spanish average, which stands at 797 euros per month.

Lower pressure on wages than in Barcelona

The salary effort needed to pay a mortgage in Lleida is estimated at 24.8% of income. The difference with Barcelona is notable. In the Catalan capital, that effort rises to 59.9%, which reflects a much greater pressure from housing costs on households' disposable income.

The data from the start of 2026 consolidate Lleida as the most affordable residential market in Catalonia in price per square meter and in monthly mortgage burden, although with a year-on-year increase in housing which confirms that the upward trend is still present also in the demarcation.
