Two 20-story towers approved next to La Llotja in Lleida. Metrovacesa will invest 57.3 million for 261 apartments, 52 protected, reactivating a plot of land abandoned since 2007 after the halts of 2008 and 2019.

The board of directors of the Centre de Negocis i Convencions has unanimously approved the construction of two residential buildings on the plot next to La Llotja, in Lleida. The developer Metrovacesa will build two 20-story towers with 261 homes, of which 52 will be officially protected.

The operation reactivates land that had been undeveloped for years despite its location next to the cultural facility and the river. The project moves forward after two failed attempts, one in 2008 due to the economic crisis and another in 2019 after the covid pandemic halted a development that had already begun preliminary work and the sale of the first apartments.

Metrovacesa will build 261 homes and reserve 52 for official protection

The project, named Torre Lúmina, incorporates 60 more homes than the original proposal and includes a large plaza between the two buildings and La Llotja. The homes will have between one and four bedrooms and surfaces ranging from 40 to 125 square meters.

Each tower will also have two underground parking levels. The investment planned by Metrovacesa amounts to 57.3 million euros for the entire work.

Fèlix Larrosa, mayor of Lleida, linked the approval to the unblocking of an area that has been pending for years.

On behalf of the developer, Jorge Pérez de Leza, executive director of Metrovacesa, defended the viability of the plan and announced the start of the commercial launch of the development.

The first tower will start in November 2027 and will be inaugurated in April 2030

The execution will be divided into two phases. The first will correspond to the tower closest to the river, with 131 apartments, of which 32 will be officially protected.

According to the approved schedule, this phase will begin in November 2027, end in December 2029, and be inaugurated in April 2030. Afterwards, the second phase will start in July 2030 and conclude in December 2031.

The delivery of the homes in the second tower is scheduled for April 2032. In total, the two towers will reach 20 stories.

The plot changed hands after the sale by the Paeria and two project halts

La Paeria sold the land in 2007 to the developer Crebat for 49.5 million euros, but the 2008 crisis prevented the works from starting. Later, BBVA acquired the plot, requested the building permit from the city council, and ended up selling it to Metrovacesa.

In 2019 there was a new attempt to activate the development. Then, preliminary work began and the first homes were put on the market, although the works were paralyzed in November of that year and were not resumed.

Now, Jorge Pérez de Leza has assured that the marketing of the first homes will be immediate and has added that the company has found the solution to make the development viable.
