Buying a home in Catalunya requires paying more than in most of the State, both for new construction and for second-hand properties. Between April 2025 and March 2026, the average price of new housing reached 3,346 euros per square meter, 18.9% above the state average of 2,814 euros, while second-hand housing stood at 2,292 euros per square meter, 22.6% more than the average of 1,869 euros.
The internal difference is also notable. Barcelona and Girona are among the most expensive provinces in Spain for new housing, but Tarragona and Lleida are below the state average. Even so, Lleida stands out for another figure. New construction costs 116.2% more there than second-hand housing, the second largest gap in the State, only behind Cuenca.
Barcelona and Girona place Catalan new construction among the most expensive
Barcelona registered an average price of 3,492 euros per square meter for new housing and Girona reached 3,452 euros. These figures place both provinces in fifth and sixth position nationally, respectively, within an autonomous market where Catalunya ranks fourth.
Tarragona, with 2,626 euros per square meter, and Lleida, with 2,205 euros, remain below the state average for new construction. The gap with the cheapest regions in the State is wide, as Ciudad Real marks 976 euros per square meter and Teruel 850 euros.
In the regional comparison, only the Balearic Islands, the Basque Country, and the Community of Madrid surpass Catalunya in new housing. The Balearic Islands lead with 5,352 euros per square meter, followed by the Basque Country with 4,013 and Madrid with 3,400.
Second-hand housing also exceeds the state average in all four provinces
The second-hand market keeps Catalunya in fourth national position with 2,292 euros per square meter. Ahead are the Balearic Islands with 3,975 euros, the Community of Madrid with 3,587, and the Basque Country with 2,942.
Within Catalunya, Barcelona reaches 2,683 euros per square meter for used housing and ranks sixth nationally. Girona reaches 2,102 euros and enters the tenth position, while Tarragona registers 1,470 euros and Lleida 1,020.
Outside Catalunya, the Valencian Community is below the state average in both segments. It registers 2,640 euros per square meter for new housing, 6.2% less than the average, and 1,581 euros for second-hand, 15.4% below the state average.
Lleida registers one of the largest gaps between new construction and used housing
The most singular data point on the Catalan map appears in Lleida. There, new housing costs 116.2% more than second-hand housing, a difference that only Cuenca surpasses in the entire country.
That gap contrasts with the demarcation's role in the general ranking, as Lleida remains below the state average in both new construction and used housing. At the opposite extreme, Castilla-La Mancha and Extremadura register the lowest prices in the country, with 1,373 and 1,285 euros per square meter for new housing, and with 790 and 678 euros for second-hand housing.
Between April 2025 and March 2026, second-hand housing in Lleida stood at 1,020 euros per square meter, compared to 2,205 euros for new construction in the same demarcation.
