Having a parking space increases the price of a home in Girona by 7.7%, an impact higher than that recorded in Catalonia as a whole and also above the Spanish average. The effect translates into about 18,500 euros more in the final value of an apartment in the Gerundense capital.

The calculation places the average price of an 80 square meter home in Girona at 240,197 euros. When that property includes a garage, the figure rises to 258,728 euros. The difference is around 18,500 euros, which confirms the weight that parking continues to have in a market where this type of equipment continues to mark distances.

Girona surpasses Catalonia and the state average

The 7.7% that adds a parking space to the price of housing in Girona is above the 5.2% of Cataluña and the 5.9% of España. It also exceeds the impact detected in large markets such as Barcelona, where the garage increases the value of the property by 4.1%, and Madrid, where the increase remains at 3.6%.

In comparison with other capitals, Girona also ranks above Valencia and Bilbao, both with 7.4%. Santander registers 7.8%, one tenth above the Gerundense capital.

The evolution of the market

At a state level, the weight of the garage on the final price of housing has been losing strength since the maximum of 10.5% reached in 2016. Despite that decrease, it continues to be a factor with clear incidence on the value of properties.

In Spain, the average price of an 80 square meter home stands at 235,981 euros. If it includes a parking space, it rises to 250,013 euros. The average cost of the garage stands at 14,033 euros.

The capitals where the garage weighs most

The national ranking is led by Jaén, where having a parking space increases the value of the home by 15.9%. Behind appear Almería, with 13.6%, and Huelva, with 13.2%.

Girona thus remains among the capitals where the garage has a more notable impact on the purchase price, in a context in which this addition continues to be a differential element for the final value of the home.
