The average housing price in the city of Girona has reached 2,449 euros per square meter in the first quarter of the year, after chaining new increases both compared to the close of 2023 and in comparison with a year ago. The increase in the Gerundense capital has been 3.9% in quarterly rate and 12.2% in year-on-year terms.

The evolution also maintains the pressure across the province. The average price stands at 2,069 euros per square meter, with an increase of 1.7% compared to the previous quarter and an increase of 12.6% in one year.

Girona consolidates itself among the most expensive markets of Catalonia

The city of Girona is the second most expensive demarcation in Catalonia in housing price, only behind Barcelona, where the average value reaches 2,772 euros per square meter. It remains ahead of Tarragona, with 1,766 euros, and Lleida, with 1,238 euros per square meter.

The reference confirms the strength of the Girona market in a context of sustained price increases, both in the capital and in the rest of the province.

More effort to access a mortgage

The increase in prices also translates into the economic effort that buyers must assume. In the province of Girona, the payment of the first year of a mortgage that finances 80% of the value of a typical home requires 35% of disposable income. In the capital, that effort rises to 37.9% of disposable income.

The average mortgage in the province stands at 173,700 euros, above the state average, set at 164,729 euros. Girona thus ranks among the provinces with the highest mortgage amounts in Spain, only surpassed by Baleares, Madrid, Málaga, Barcelona, and Guipúzcoa.

Also, the monthly fee remains above the Spanish reference. In the province of Girona, the average mortgage payment reaches 881 euros per month, compared to the 797 euros on average across the State.

The construction sector warns of the increase in costs

To this scenario is added the impact of production costs. The Union d"Entrepreneurs of Construction of Girona estimates that the escalation of energy and fuels is making construction activity more expensive by between 8% and 10%.

That additional cost adds more pressure to a market that remains strained in the capital and in a good part of the demarcation, with rising prices and increasingly demanding access to financing for households.
