Girona has registered a significant drop in the number of tourist apartments during the last five years, standing in November 2025 with 17,754 homes of this type, according to data from the National Institute of Statistics. The province has lost 4,352 tourist apartments since August 2020 and maintains the leadership in Catalonia regarding the supply of this type of accommodation

Sustained decrease in the supply of tourist apartments

The reduction does not only affect the number of properties. The available spots in tourist apartments in Girona have dropped from 129,896 in August 2020 to 97,336 in November 2025. This represents a decrease of 32,560 spots in just over five years. Between November 2024 and November 2025, the province has lost 2,356 tourist apartments, an 11.7% year-on-year, and 17,050 fewer spots in the same period

Girona continues to lead the Catalan ranking, ahead of Barcelona, which has 15,741 tourist apartments, Tarragona with 10,750, and Lleida with 2,670. The weight of this phenomenon is especially relevant in the Girona regions, where tourist apartments represent 3.5% of the total registered homes, compared to 1.2% in Catalonia as a whole.

Municipalities with the highest concentration and seasonal variations

Roses leads the list of municipalities with the most tourist apartments in Girona, with 2,034 homes, followed by Castelló d"Empúries (1,517), Lloret de Mar (1,481), l"Escala (1,096), Torroella de Montgrí (938), Castell d"Aro, Platja d"Aro and s"Agaró (919), and Palafrugell (880). The city of Girona currently has 513 tourist apartmentsAs for the percentage of the total homes, Sales de Llierca reaches 20.69%, Portbou 15.22%, Cadaqués 12.95%, Begur 11.92% and Vilaür 11.61%. Pals and Riumors also exceed 10%

Regulatory factors and dual use of real estate

The president of the ATA attributes part of the year-on-year fall to the entry into force during 2025 of the mandatory registration number for tourist apartments (NRUA)

According to the association, between 70% and 80% of tourist apartments in Girona would have a dual use as second homes, which influences the variability of the offer depending on the season and current regulations

The decline in Girona is part of a general trend in Catalonia, where tourist apartments have fallen by 11.3% year-on-year between 2024 and 2025, standing at 46,915 tourist dwellings. Since 2020, Catalonia has lost almost 26% of these properties, going from 63,199 to 46,915. Available places have dropped by about 72,000, which represents 22% less since 2020

In the province of Barcelona, the reduction has been especially marked, with a loss of almost four out of ten tourist apartments since August 2020, going from close to 26,000 to just over 15,700 in November 2025
