Girona remains within the range considered "accessible" for housing purchase with a mortgage, according to the latest study by the Tecnocasa Group Chair and Pompeu Fabra University. The Mortgage Access Ratio (RAH) indicator grants the city 74%, which means that an average household can afford the purchase without exceeding 30% of its income in the monthly payment.

Girona improves its accessibility compared to previous years

In 2007, Girona presented a RAH of 147%, which placed the city in the category of "limited accessibility". The decrease to the current 74% reflects a significant improvement in housing access capacity for residents. The study considers any RAH below 80% accessible, while exceeding 100% indicates that the mortgage operation is unfeasible for most families.

State comparison and situation in other cities

At the state level, the situation is less favorable. The RAH stands at 85%, within the "poorly accessible" zone. The report identifies five cities in a "critical" state, with ratios above 100%. San Sebastián tops the list with 144%, followed by Palma, Madrid, Barcelona, and Málaga. Bilbao is practically at the limit with 99.7%.

Prices and demand pressure

The price of used housing has experienced a year-on-year increase of 15.34% in the second half of 2025, placing the square meter at 3,338 euros. Barcelona and Madrid lead the highest values of the price per square meter. On the opposite extreme, Talavera de la Reina registers the lowest price, with 1,073 euros per square meter.

The average mortgage in Spain has grown by 16.8% to reach 154,530 euros. In the Girona regions, the average amount stood last year at around 174,000 euros, according to INE data.

Growing demand and falling supply

The study attributes the pressure on prices to a persistent imbalance between supply and demand. In 2025, housing demand has grown by 30% and 72% in the last two years, while available supply has fallen by 16%. As a result, each home for sale has an average of seven potential buyers.

The report concludes that 2025 has been "one of the most difficult years" of the last decade to access a mortgage in many towns, despite the improvement registered in Girona compared to previous years.
