Girona remains in the range considered "accessible" for housing purchase through mortgage, according to the latest study by the Càtedra Grup Tecnocasa and the Universitat Pompeu Fabra. The report, which analyzes the situation in different cities, grants Girona a Mortgage Access Ratio (RAH) of 74%.

Access to housing in Girona improves compared to 2007

The RAH measures the economic effort that an average family must make to access a standard mortgage, calculated on 80% financing of the home's price, over 25 years, and provided that the monthly payment does not exceed 30% of family income. When the RAH exceeds 100%, the operation is considered unaffordable for most families. In 2007, Girona registered an RAH of 147%, within the category of "limited accessibility".

The study highlights that, despite the improvement in Girona, the year 2025 has been "one of the most difficult years" of the last decade to access a mortgage in many towns, due to the increase in prices and the pressure of demand.

State comparison and pressure on prices

At the state level, the RAH stands at 85%, which places Spain in the "poorly accessible" zone. Five cities exceed the critical threshold of 100% San Sebastián (144%), Palma (138%), Madrid (133%), Barcelona (124%) and Málaga (113%). Bilbao remains at the limit, with 99.7%.

The price of used housing has risen by 15.34% year-on-year in the second half of 2025, placing the square meter at 3,338 euros. Barcelona and Madrid lead the highest price values per square meter, while Getafe registers the most pronounced year-on-year increase. At the opposite extreme, Talavera de la Reina presents the lowest price, with the square meter at 1,073 euros.

Average mortgage and situation in the Girona regions

The average mortgage has experienced a growth of 16.8% reaching 154,530 euros. In the regions of Girona, the average mortgage stood last year around 174,000 euros, according to INE data.

The report attributes price pressure to a persistent market imbalance. In 2025, housing demand has grown by 30% and 72% in the last two years, while supply has fallen by 16%. As a consequence, each available home has an average of seven potential buyers.
