The average monthly mortgage payment in the province of Girona stands at 881 euros, a figure that places the demarcation among the most expensive in the State to finance the purchase of housing. Only the Balearic Islands, Madrid, Malaga, Barcelona, and Guipúscoa surpass it, in a context of strong residential price increases both in the capital and in the province as a whole.
The figure corresponds to the first quarter of the year and also reflects that Girona remains above the state average, set at 797 euros per month, and very close to the Catalan average, which reaches 894 euros. The average amount of mortgages signed in the demarcation reaches 173.700 euros, also above the state average, situated at 164.729 euros, although still below the Catalan one, which rises to 184.752 euros.
Girona consolidates itself among the most tensioned markets
The pressure is not limited to financing. The average price of housing in the province of Girona reaches 2,069 euros per square meter, after registering a year-on-year increase of 12.6%. With this level, Girona is the second Catalan demarcation with the highest price, only behind Barcelona, with 2,772 euros per square meter, and ahead of Tarragona, with 1,766 euros, and Lleida, with 1,238 euros.
In the Gerundense capital, the market maintains a similar evolution. The average value of housing stands at 2,449 euros per square meter, with a year-on-year increase of 12.2%. Among the Catalan capitals, Girona is only behind Barcelona, where the square meter reaches 4,417 euros, and surpasses Tarragona, with 1,779 euros, and Lleida, with 1,366 euros.
The mortgage effort surpasses the threshold considered reasonable
The tension over access to housing is also evident in the economic effort that families must assume. In the city of Girona, mortgage payment represents 37.9% of disposable income. That percentage is above the 35% threshold that is considered reasonable to face during the first year a mortgage that finances 80% of the property's value.
With these records, Girona is confirmed as one of the most demanding points in Catalonia both for buying a home and for assuming its financing, with monthly installments and average mortgage amounts among the highest in the country and with a price escalation that continues to narrow the access margin in the capital and in the province as a whole.
