36% of homes rented in Girona in 2025 left the market in less than 24 hours

Girona and Barcelona share the highest percentage of express rental among the capitals studied, with 36% in both cases.

36% of homes rented in the city of Girona during the fourth quarter of 2025 left the market in less than 24 hours. The Gerundense capital thus equals Barcelona as the city with the highest weight of the so-called express rental among the analyzed capitals, well above the Spanish average, which stands at 15%.

The data also reflects a rebound in Girona compared to the same period of the previous year. In the fourth quarter of 2024, the percentage was 29%, so the city gains seven points in one year. The tension had already become visible before. During the third quarter of 2024, 48% of rented flats in Girona did not even spend a day on the market.

Girona is situated at the head alongside Barcelona

Girona and Barcelona share the highest percentage of express rental among the capitals studied, with 36% in both cases. After them appear Vitoria with 30%, Lugo with 26%, and Palma, Cádiz, Guadalajara and Soria with 25%.

On the opposite end, Ceuta, Cuenca, Pontevedra, and Teruel are the only cities where this phenomenon was not registered during the fourth quarter. Ourense, Ciudad Real, and Cáceres remained at 4%.

The province of Girona also exceeds the state average

If the focus is broadened beyond the capital, in the province of Girona 19% of the rented homes during the fourth quarter of 2025 found a tenant in less than 24 hours. It is a lower percentage than that of the city, but still above the State as a whole.

In the provincial classification, Barcelona leads the ranking with 30% of homes rented in less than a day. Álava and Teruel reach 29%, while Burgos and Gipuzkoa stand at 27%. Bizkaia, Guadalajara and Huelva register 22%, Palencia 21%, and Soria and Las Palmas 20%.

Cuenca is the only province without any case of express rental, with 0%. Ávila and Ourense present a rate of 5%.

Marked differences in the large markets

Among the large residential markets, Seville presents the highest incidence of this type of fast contracts, with 16% of homes rented in less than 24 hours. Valencia and Madrid register 11%, Malaga 8% and Alicante 7%.

In the Community of Madrid, the provincial or autonomous rate stands at 13%, a figure still far from the levels shown by Girona city, Barcelona city or the province of Barcelona.

The Girona capital thus remains among the points with the highest rental absorption speed, with percentages that widely double the national average and that consolidate the pressure on the available supply in one of the country's most strained markets.
