Domeny Sud has become in 2025 the second neighborhood of Girona with the most homes under construction, only behind l"Eixample Sud. The latest report from the municipal Observatory places at 252 the apartments under construction in this sector of the city, a figure that consolidates the strong urban growth of the area.

The scope of Domeny Sud comprises the buildings located between the Fontajau roundabout and Nestlé, and between the Sant Gregori road and Roberto Bolaño street. In this space, the volume of housing under construction has increased from 96 in 2022 to 252 in 2025, which represents an increase of 162.5% in three years.

A sustained growth since 2022

The evolution has been constant. Domeny Sud registered 164 homes under construction in 2023, rose to 202 in 2024 and now reaches 252. In the last year alone, it has incorporated around 50 more homes under construction.

With the census data from early 2025, the neighborhood has 717 inhabitants. The municipal estimate indicates that, when all promotions currently underway are finished, the population of Domeny Sud could go from 717 to 1,400 residents. That would mean an increase of 683 inhabitants.

L'Eixample Sud continues at the forefront of the city

In the Girona area, there were a total of 1,514 homes under construction in May 2025, compared to the 1,502 counted in 2024. The neighborhood with the most activity continues to be l"Eixample Sud, with 357 homes under construction, above the 321 of last year. The year-on-year increase in this case is 11.2%.

The 2025 ranking places l'Eixample Sud in first position, Domeny Sud in second, and l'Eixample Nord in third, with 216 homes under construction. This last neighborhood, however, drops compared to 2024, when it reached 254.

Other areas with weight in the city's residential market also recede. Barri Vell goes from 153 homes under construction in 2024 to 132 in 2025. Montilivi declines from 218 to 200, although in a three-year perspective it maintains an upward trend, since in 2022 it had 69.

Neighborhoods with minimal or non-existent activity

At the opposite end, Fontajau, Germans Sàbat and Torre Gironella registered in 2025 a single dwelling under construction each. Font de la Pólvora, Sant Ponç, Domeny Nord and les Pedreres had none.

The report takes as reference the homes that are part of a new construction that involves the creation of new homes in the city or a comprehensive renovation that requires a first occupancy license. It does not include improvement or conservation actions.

More than 4,100 inhabitants expected throughout Girona

The municipal forecast is that, when the more than 1,500 homes under construction in Girona are finished, the city will reach 50,536 homes. The estimate is that this new residential offer will allow for a growth of 4,103 inhabitants.

The neighborhoods where a greater population increase is expected are l"Eixample Nord, with 967 more inhabitants, Domeny Sud with 683, l"Eixample Sud with 585, Montilivi with 524, the Barri Vell with 358, Can Gibert del Pla with 228 and the Mercadal with 209.

Domeny Sud thus appears as one of the main focuses of urban expansion in Girona, both due to the pace of new construction and due to the demographic impact foreseen in the short and medium term in an area that still maintains a relatively small population within the city as a whole.
