Foreign buyers signed 25% of home sales registered in the province of Girona during 2025, a weight that places the territory among the markets with the highest international demand in the entire State.

The province of Girona ranks fifth in Spain by foreign purchase share, only behind Alicante, with 43.29%, Malaga, with 32.80%, Santa Cruz de Tenerife, with 30.04%, and the Balearic Islands, with 29.86%. In the case of Girona, that 25% is clearly above the Spanish average, set at 13.8% during 2025.

Girona surpasses Barcelona and Tarragona in weight of international demand

The figure for Girona also exceeds that recorded in other Catalan provinces. Tarragona closed the year with a 15.86% share of home purchases by foreigners, while Barcelona stood at 14.21%.

The difference confirms Girona's prominent role within the Catalan residential market, especially in a context in which international demand maintains a sustained presence in operations linked both to investment and to second homes.

Around 97,500 homes bought by foreigners in Spain

In Spain as a whole, foreign buyers acquired nearly 97,500 homes last year. The statistical report from the registrars indicates that this volume of operations consolidates foreign demand as a particularly relevant factor in the behavior of the real estate market.

By total volume of operations, the main foreign buyers in Spain were the British, with 7,665 purchases, followed by the Germans, with 6,273, the Dutch, with 6,071, the Moroccans, with 5,524, the Romanians, with 5,042, and the French, with 4,918.

The French lead foreign purchases in Catalonia

In the Catalan sphere, the French lead the number of operations among international buyers. It is a profile with special incidence in Girona due to geographical proximity and due to the attractiveness of the Costa Brava and of the residential market of the demarcation.

The behavior of this demand also presents a defined characteristic. Foreign buyers usually acquire homes of smaller surface area than Spaniards, largely because a significant part of these operations corresponds to second homes. This trend once again puts the focus on Girona as one of the points where the pressure of international demand maintains a higher weight within the housing market.
