The Girona demarcation closed January 2026 with 1,335 home sales, a figure that improves by 18 operations compared to the same month last year and represents an increase of 1.4%. The start of the year is also among the best records of the entire historical series of the National Institute of Statistics for a month of January.
The data places January 2026 as the third best January since 2007 in the province, only behind January 2007, when 2,063 operations were reached, and January 2023, with 1,409. It also remains slightly above January 2024, when 1,333 sales were recorded.
Predominates the free housing and the second hand
Of the total operations formalized in January, 1,260 corresponded to free housing and 75 to protected housing. By typology, the market continued to rely mainly on second-hand, with 992 sales, while new housing totaled 343.
The evolution between both segments was different compared to January 2025. New housing gained weight by going from 252 to 343 operations. In contrast, second hand retreated from 1,065 to 992.
Mortgages signed on housing rise
In parallel to sales, January left 782 mortgages constituted on homes in the demarcation of Girona. They are 65 more than in the same month of 2025, when 717 were signed, which represents an increase of 9.1%.
The figure also clearly improves on that of January 2024, which stood at 579 loans. Even so, it remains far from the highs of the INE's historical series, which in this case starts in 2003. The record for a month of January remains that of 2006, with 2,910 mortgages.
After that peak, the beginnings of the year with more mortgage activity were 2007, with 2,798 signatures, 2003 with 2,197, 2005 with 2,142, 2004 with 2,114 and 2008 with 2,057.
More borrowed capital and higher average amount
Financial entities lent 135.4 million euros in mortgages on housing during January 2026 in the demarcation. A year earlier, the volume of capital granted was 115.3 million.
That jump represents 20.1 million euros more in year-on-year terms, with an increase of 17.5%. The average amount of each mortgage stood at around 173,200 euros, above the approximately 160,800 euros registered in January 2025.
The start of 2026 thus leaves in Girona a residential market with stable sales on the rise and with a more intense rebound in financing, especially driven by the progress of new housing and by the increase in capital mobilized in mortgage operations.
