The Terrassa City Council has asked tenants to check if the rent they pay complies with current regulations and if the reference price index is correctly applied in their contract. The recommendation comes at a time of strong pressure on the local housing market.

The paradox is that the declaration of Terrassa as a stressed market area sought to contain increases, but INCASÒL data records a 5% rise since that measure. At the same time, the average rent price reached 764 euros per month in the last quarter of 2025, while real estate portals place the average above 1,000 euros.

The council has insisted that knowing the tenant's rights and checking the application of the reference index is key to detecting possible breaches. It has also directed this message to landlords and real estate professionals.

According to INCASÒL, the average cost of rent in Terrassa reached 764 euros per month in the last quarter of 2025. This figure is 34 euros more than almost two years earlier, a trend that the City Council relates to the need to review each contract within the current legal framework.

In addition to this increase, Terrassa ranks third in the metropolitan ranking of demand and preference for living. This level of residential interest coexists with a market where advertisements published on real estate portals show average prices above 1,000 euros.

The municipal administration maintains that the necessary information to carry out this check is already available on both the Habitatge Terrassa website and that of the Generalitat. The request is for tenants to compare the price of their housing with the limits and references that apply to them.

The municipal call also extends to landlords and sector professionals, to whom the City Council demands compliance with the law. The declared aim of the council is to contribute to a fairer and more transparent housing market in a city where demand pressure continues to rise.
