Renting a home in Lleida already requires a competition that did not exist three years ago. Each rental listing receives an average of 93 contacts before disappearing from the portal where it is offered, a figure that places the capital of Lleida as the fifth in Spain with the highest demand in the first quarter of 2026.
The data coincides with a price increase that is unsettling the sector. Rent reached nine euros per square meter per month in April after increasing by 8% year-on-year, despite the fact that seasonal and room rentals have been regulated since January.
Lleida went from 14 to 93 contacts per listing since 2023
Pressure on the market has accelerated in a short time. In the first quarter of 2025, each advertised rental property received an average of 66 contacts, while in 2023 it was 14. The jump is 40% in one year and 580% in three.
Josep Maria Esteve, president of the College of Real Estate Agents of Lleida, admitted that the market behavior does not align with expectations after the latest regulatory changes.

Within the group of cities with price caps since the 2023 Housing Law, Lleida is also among those with the lowest increases, at 16%, the fourth lowest rise. Even so, the market maintains strong demand pressure on available supply.
The province registered the largest state increase in rent with 14.7%
Outside the capital, the increase is even more intense. In the province as a whole, rent increased by 14.7% to an average of 10.2 euros per square meter per month, the largest increase recorded in Spain.
The College of Real Estate Agents of Lleida specified that Idealista's studies are based on properties offered on that portal and not on the entire market. This clarification affects both the interpretation of demand per listing and the evolution of published prices.
Homes for sale rose 23.5% and marked the country's biggest increase
Purchasing has also not become cheaper. Between the first quarter of 2025 and that of 2026, Lleida was the Spanish capital where homes for sale rose the most, with an increase of 23.5%, according to the College of Registrars of Spain.
The average sale price reached 1,546 euros per square meter. The figure is below Donosti, Madrid, Barcelona, Girona, and Tarragona, but clearly exceeds the evolution of the entire Lleida regions.
In that territorial area, housing for sale rose by 7.8% to 1,455 euros per square meter in the same period, well below the rebound recorded in the capital.
