Lleida leads real estate price increases in Spain with 23.5% more, despite lower prices than other capitals. Pressure soars with 93 contacts per rental apartment, exceeding available supply.

Lleida leads the increase in housing prices in Spain after registering a rise of 23.5% between the first quarter of 2025 and the first quarter of 2026. The data from the College of Registrars of Spain places the capital of Lleida ahead of other capitals, although its average price is still far from that of markets such as Donosti, Madrid, Barcelona, Girona, or Tarragona.

The tension appears in that combination. Lleida is not among the cities with the most expensive square meter, but it is the one that is increasing the most in price, while each advertised rental apartment receives an average of 93 contacts and the pressure of demand is growing faster than the available supply.

Lleida led the rise with an average price of 1,546 euros per square meter

The average price of housing in the capital stands at 1,546 euros per square meter. In the comarcas of Lleida, the average reached 1,455 euros after an annual increase of 7.8%, a much more contained pace than that registered within the city.

That differential places Lleida in a unique position within the residential market. The capital concentrates the largest state increase in sales and purchases despite maintaining absolute values lower than those of other large cities and Catalan capitals.

In rentals, the pressure has also intensified. Idealista calculates that each advertised property receives an average of 93 contacts, a figure that places Lleida as the fifth Spanish capital with the highest rental demand.

Rental demand went from 14 to 93 contacts per ad in three years

The evolution of this demand shows a sustained jump. A year ago, each advertisement gathered 66 contacts, while in 2023 the average was 14, so the year-on-year increase has been 40% and the distance from the records of three years ago is much greater.

Outside the capital, the pressure does not disappear. In the province as a whole, each rental apartment receives an average of 66 interested parties, a level only surpassed by Álava, Navarra, Barcelona, Guadalajara, and Zaragoza.

Prices accompany this increase in competition among tenants. In Lleida city, rent has risen by 8% in one year and reaches nine euros per square meter per month.

The escalation is even more intense in the provincial whole. The province reached 10.2 euros per square meter per month after an increase of 14.7%, the largest recorded in the entire state.
