Girona shoots up 25% mortgages and adds 1,602 million in 2025

The average amount of mortgages in Girona during 2025 stood at around 174,000 euros. However, in December, the figure shot up to €213,156, even surpassing Barcelona.

The mortgage market in Girona closed 2025 with significant growth compared to the previous year. According to data from the National Institute of Statistics, 9,220 mortgages on homes were signed in the province, representing an increase of 25% compared to 2024. The total amount lent amounted to 1,602 million euros, 44.6% more than the previous year.

Girona registers higher average mortgages than Barcelona

The average amount of mortgages in Girona during 2025 stood at around 174,000 euros. However, in December, the figure soared to 213,156 euros, even surpassing Barcelona, where the average amount was 205,160 euros in that same month. The average amount of mortgages in Girona in December was 54,100 euros higher than in December 2024.

In the last month of the year, Girona registered 866 new mortgages, 56% more than in December of the previous year and 18.3% more than in November 2025. These figures do not yet reach the historical highs of 2010, when 12,710 mortgages were signed in the province, nor the data from 2006 and 2007, which exceeded 27,000 annual operations.

Catalonia reaches highs since 2010 in mortgage signings

In the region of Catalonia, the number of housing mortgages signed in 2025 rose to 87,011, the highest figure since 2010. The growth compared to 2024 was 18.41%. The average amount of new mortgages in Catalonia stood at 183,641 euros, 11.6% more than the previous year.

During December, Catalonia surpassed 6,400 monthly mortgages for the first time since 2009, with a total of 6,464 operations. The year-on-year growth in that month was 25%. However, the number of mortgages signed in December was 12.33% lower than in October, when 7,373 were registered. The amount lent in December reached 1,258.1 million euros, 41.88% more than in December 2024. The average amount per mortgage in December was 194,634 euros, the highest figure for that month since 2003.

Barcelona, Lleida and Tarragona also show increases

In Barcelona, the average mortgage amount in December was 205,160 euros, the highest for a December month. 4,544 mortgages were signed, 18.74% more than in December 2024, although the figure fell 15.35% compared to November.

Lleida registered 282 mortgages in December, the highest figure for that month since 2010. The number of operations was 8.8% higher than in December 2024, although 26.4% lower than in November. The average amount in Lleida stood at 127,979 euros.

In Tarragona, 772 mortgages were signed in December, 46% more than in December 2024, although 8.65% less than in November. The average amount reached 136,246 euros, the highest since 2008 for a December month.

Generalized increases throughout Spain

The upward trend was repeated throughout the State. In 2025, 501,073 mortgages on homes were signed in Spain, representing an increase of 17.8% compared to the previous year. All autonomous communities registered increases in the number of mortgages. The average amount of mortgages in Spain stood at 163,738 euros, 12.6% more than in 2024.

The Catalan mortgage market and especially that of Girona show a sustained recovery, although still far from the highs of a decade ago.
