The building at numbers 13 and 15 of ronda Ferran Puig in Girona, between Marquès de Camps square and the train tracks, remains pending demolition due to an urban planning forecast approved in 2002. The property, very degraded in recent years, was affected by the revision of the General Plan that decreed its demolition, although without setting a specific timetable.
The property occupies a unique situation in this stretch of the city. It is located on the only corner of the area that currently does not have sidewalks around it on the facade closest to the railway line. The 2002 planning reserved in this area breathing spaces and wide areas for pedestrians, especially at the confluence of Tomàs Mieres, Bonastruc de Porta, Bernat Boades and Ferran Puig ring road itself.
A property emptied and then occupied
The residents ended up abandoning the building with the passage of time. On the first floor operated a tutoring and training academy which moved to the Eixample. On the ground floor there was a Chinese restaurant, which closed, and an appliance store which reopened a few meters away, on the same street.
The deterioration of the block worsened and nets were placed on the facade to prevent harm to pedestrians due to the falling of elements and balconies. In early August 2024, people began to move into the property and, in a few days, the thirty doors of the two apartment blocks were occupied.
Since then, residents of the area have reported noises, alleged drug trafficking, incidents with water and electricity supplies, and health problems derived from a broken sewage pipe.
Partial evictions and reoccupations
The Mossos d'Esquadra have been evicting various flats as the occupations were reported. Despite this, the recovered homes have been re-occupied at different times, which has kept the situation open in this part of the neighborhood.
The owner of the block is the one who must carry out the complete demolition of the building. The demolition is foreseen by the urban planning, but as of today there is no recorded temporal limit marked to carry it out.
What the planning foresees for this point of the Ferran Puig ring road
The revision of the General Plan approved in 2002 already established the disappearance of the property due to its affectation in an environment heavily conditioned by the proximity of the train tracks. As a precedent, a hundred meters away, at the intersection of Tomàs Mieres with Santa Eugènia, another building was already demolished for the same urbanistic reason.
Once the entire construction is demolished, the planning allows for the erection of a new building of smaller dimensions and further away from the train track. In addition, on the side closest to Marquès de Camps square, a porch with columns is planned to give continuity to Sèquia street through a passage under the future building, with the aim of opening more pedestrian space in this access to the center of Girona.
