Reus has positioned itself in seventh place among municipalities with the highest relative demand for rental housing in all of Spain, according to the Idealista study corresponding to the first quarter of 2026. The city is also the locality in the demarcation of Tarragona best positioned in this classification, with an average price of 801 euros per month.
The ranking includes 161 cities from all over the State and it features three municipalities from the province of Tarragona. Alongside Reus also appear Tarragona, which occupies position 20 with an average income of 928 euros, and Salou, which is situated in position 32 with an average rent of 872 euros.
Reus leads Tarragona's presence in the standings
Reus's position confirms the city's weight within the rental market in the demarcation. It is the only town in Tarragona that manages to enter the top ten of the national list and is ahead of both the provincial capital and Salou.
Taken together, the presence of three municipalities from Tarragona among the 161 cities analyzed reflects sustained pressure on rental housing in various parts of the Costa Daurada and its urban surroundings.
Pressure concentrates in the Madrid and Barcelona areas
The study draws a map highly concentrated around large metropolitan areas. Up to 14 of the 20 locations with the highest rental demand are located in the surroundings of Madrid and Barcelona. In the case of Madrid, eight municipalities surpass the capital in demand pressure. In the Barcelona area, five cities are placed ahead of the Catalan capital.
Terrassa heads the national classification. In that same group of municipalities with strong rental tension also appear Leganés, L'Hospitalet de Llobregat, Getafe and Alcorcón.
Price comparison also shows clear differences between the major capitals and their periphery. Renting a home in Madrid or Barcelona exceeds an average of 1,700 euros per month, while in municipalities in their surroundings the cost is around 1,100 euros.
Similar cases in other provinces
The market behavior is not limited to Catalonia and Madrid. The study also shows that Torrent registers a rental demand pressure higher than that of its provincial capital. The same happens with San Cristóbal de La Laguna and with Telde with respect to their respective capitals.
In this context, Reus gains weight as one of the most tense rental hotspots in Spain and consolidates itself as the main reference in the province of Tarragona within a market increasingly pressured by demand.
