The youth emancipation rate fell to 14.55% in 2025, marking the lowest level since records began. The data comes in a context where youth unemployment fell to 17% in the second quarter of the year, its lowest point since 2012.

The main gap appears there. Having a job does not guarantee leaving one's parents' home, because only 25% of young people with employment were able to become independent and the average rent for a dwelling absorbed 98.7% of a young person's salary at the end of 2025.

Rent Absorbed Almost All Youth Salary in 2025

The average youth salary rose by 1.7% in 2025 to 14,292.22 euros per year. Even so, this increase did not compensate for the cost of accessing housing, which continued to exclude a large portion of the young population from the market.

At the end of 2025, renting a dwelling cost an average of 1,176 euros per month. This amount was equivalent to 98.7% of the youth salary, a proportion that explains why residential independence depends in practice on family support and not just on having one's own income.

Furthermore, the impact is not limited to initial access. Among young people living in rented accommodation, the risk of poverty rose from 25.9% to 43% after paying rent.

Neither Employment Nor University Avoided the Historic Low

The drop in emancipation occurred at the same time as some labor indicators improved. The youth unemployment rate fell to 17% in the second quarter of 2025, although one in five young people with jobs remained at risk of poverty.

Not even higher education guaranteed the leap to owning or renting a home. The emancipation rate among young people with university studies barely reached 20%.

The Spanish Youth Council estimates the average age for becoming independent at 30.2 years. This figure exceeds the youth limit set by the European standard between 16 and 29 years.

Buying also does not appear to be a realistic option for most. With an average housing price of 223,000 euros, the required down payment amounts to 66,900 euros, an amount beyond the reach of many young people without family help.

The access barrier is summarized in that initial purchase requirement, because the down payment for an average dwelling of 223,000 euros stands at 66,900 euros.
