153 evictions in a quarter: +18.6% in Tarragona after months of decline

70% of the evictions are for rent according to data from the Judiciary

The regions of Tarragona closed the last quarter of last year with 153 evictions, a figure that represents an increase of 18.6% compared to the previous quarter. Most of these evictions were linked to non-payment of rent, with 107 cases, compared to 36 derived from mortgage foreclosures and 10 corresponding to other regimes.

The data released this Friday by the General Council of the Judiciary also reflect a rebound in evictions due to rent in the Tarragona demarcation. Evictions for rent grew by 15% in the last quarter, going from 93 to 107, which leaves an average of more than one per day in that period.

Rent concentrates seven out of ten evictions

The weight of the lease in the quarterly statistics was clear. The 107 evictions linked to rent represented 70% of the total recorded in the regions of Tarragona during that final stretch of the year. The rest was distributed among 36 procedures for mortgage foreclosures and 10 for other causes.

The quarterly evolution contrasts with the annual balance. In 2025 as a whole, 692 launches were recorded in Tarragona, 15% less than in the previous year, when 816 had been registered.

The annual figure of launches falls to series lows

The 692 evictions of 2025 are the lowest figure in the historical series started in 2013. Within that total, 502 corresponded to evictions due to non-payment of rent.

That annual volume of launches by lease stands below the 555 recorded in 2024, although it still remains above the 488 of 2023 and the 495 registered in 2020.

Mortgage foreclosures skyrocket in Tarragona

While evictions decreased in the annual count, initiated foreclosures followed an opposite trend. In the province of Tarragona they doubled during 2025, going from 678 to 1,352 procedures.

It is the highest figure of the last nine years. To find a higher record, one has to go back to 2016, when 2,230 initiated mortgage foreclosures were reached.

State context

In Spain as a whole, initiated mortgage foreclosures grew in 2025 by 35.6% to reach 31,416 processes. The governing body of judges stressed that this increase doubles that experienced in 2023 and 2024.

At the same time, throughout the State, 25,540 evictions were carried out in 2025, 11% less than a year earlier. Those linked to non-payment of rent also decreased, with a fall of 10.9%, and those derived from mortgage foreclosures, which fell by 14.3%. In Tarragona, however, the close of the last quarter left a rebound in evictions and once again placed rent as the main reason for eviction in the demarcation.
